The dampness on ceiling at the first floor corridor at UCTS.
Figure above shows a dampness problem at the first floor corridor. The defect of the ceiling is discolouring on the surface. The defects are located on the ceiling at the first floor corridor. The dampness on ceiling was caused by many factors. The mould and damp are caused by excess moisture. Moisture in buildings may be caused by leaking pipes or rain seeping due to damage to the roof. There are some methods to remedy the work. Firstly, fill a bucket with water and some detergent such as soap used for hand washing. Next, use a dish towel dipped with soapy water to carefully wipe the mould off the ceiling. Be careful not to brush it, because this can release the mould spores. When finished, use a dry dish towel to remove the moisture from the ceiling. After that, put the dish towel in a plastic bag and throw them away. Finally, all the surfaces at the corridor should be thoroughly cleaned by either vacuuming or wet wiping to remove any spores.

Horizontal, vertical and diagonal cracks on external wall at UCTS
Cracks occurred in most of the building. Wall cracking can be in horizontal crack, vertical crack and diagonal crack. Wall cracking can be due to type reasons. Wall defects may be caused by many factors. The causes of the wall cracking may be due to the ground movement, unwanted ground settlement, poor construction, overloading or defects caused by corrosion of materials. The damage caused by the cracks in brick walls is usually not enough to affect the stability of the structure. The fine cracks are usually ignored, but wider cracks usually need to repair. It is recommended to cut out and regeneration using a mortar similar to that in the existing cracks which passed through bricks or mortar wall.

In conclusion, we learned about various type of building defects and its remedies work. In general, the main defects identified from this assignment were leakage problem, penetration of rain water into the building, corrosion of steel material, horizontal, vertical and diagonal cracks in the external walls and others. An understanding of building defects is an important part of the assessment, as it will lead to a true diagnosis and investigation of problems in institutional building. The buildings need to be carefully designed and constructed to include proper maintenance work. So, with the help of civil engineers, the experienced and qualified building surveyor must be qualified to assess the structural performance of the building.
